The shell price includes a steel chassis with cast iron wheels, wriggly tin cladding- many colour options available, an oak door, including a leather door strap, two oak windows, both with openers (three oak windows in huts sized 14ft upwards), sheep wool insulation, 32 amp electrical package consisting of four double sockets, two centre ceiling lights, one outside light, hand painted interior finish with Farrow and Ball paint- many colour options available, engineered oak flooring, and oak steps to gain access to the hut.

Yes, our hut quotations include all joinery to be manufactured from oak, however there is Iron hardwood as an alternative cost reducing option. Another option is to have aluminium windows and door and / or a sloped roof instead of the traditional curved roof. We also provide support packages depending on required support needed around the hut build including planning and post delivery support needs.
Alterations can be made during manufacture and post purchase; however structural amendments cannot be changed once the hut is built. In fact, we have yet to manufacture a shepherd hut exactly to its initial specification, we know how important it is to give you the option to make changes along the way. We actively encourage customers to view their hut at regular intervals throughout the build, ensuring that every detail meets their needs and vision.
Potential additional costs may include site preparation, groundwork, utility connections, and any required planning permissions, any detailed architectural or technical drawings if needed. We aim to be as transparent as possible from the start, so you can budget confidently without surprise.
Delivery is not included in the price, as many huts may be located anywhere in the country and travel/ logistic costs vary. In addition, a siting fee applies. At the start of your hut build journey we carry out a feasibility visit to assess the site for access, trees, or other potential obstacles. This ensures our shepherd’s huts can be safely delivered and sited and avoids unexpected complications. All delivery and siting costs will be costed for upfront, so you know exactly what to expect.
We use a staged payment approach to make the process clear and manageable:
1) £500 booking fee- this books your build slot in the diary.
2) 50% deposit before manufacture (after a 14-day cooling off period)
3) 25% halfway through the build (Generally once the internal shell is painted)
4) Final 25%, plus any additional extras, delivery and siting fees, before delivery is made.
The £500 booking fee is deducted from the final build cost but please be aware if you cancel the build slot, the £500 is non-refundable.
